The terms polished concrete and grind and seal concrete (or honed and seal) are often used interchangeably, but they describe different processes. The two flooring options can look very similar, with finishes ranging from matte or low sheen to a high-gloss, glass-like surface.

Both methods involve the mechanical grinding of the existing concrete surface using engineered floor grinders with diamond polishing attachments. However, the steps that follow differ and so too can the results. Factors such as the concrete’s colour, composition, and overall quality also influence the final look.
Grind, Grout & Seal (or Honed) Concrete

Once the mechanical grinding stage has exposed the desired amount of aggregate, grouting and chemical hardeners can be applied to improve the durability and appearance of the floor prior to sealing. An industrial sealer is then applied to the surface. This sealer acts as a protective barrier and defines the final appearance of the concrete (matte, satin, or gloss).
High-performance sealer options include:
Low-VOC water-based polyurethane – ideal for a matte or satin finish with a natural concrete look.
Acrylic sealers – an economical, fast-curing option.
Solvent-based sealers – provide a rich gloss finish and deeper colour enhancement.
Multiple coats may be applied depending on the chosen finish and the demands of the space. Sealers generally last up to 10 years, depending on wear and traffic.
An anti-slip additive can also be incorporated into the sealer, an excellent choice for outdoor areas such as patios, pool surrounds, and driveways. (Note: this feature isn’t possible with mechanically polished concrete.)
Because the sheen level is determined by the sealing product rather than the concrete’s natural density or imperfections, grind and seal can also deliver a more consistent appearance across different concrete slabs.
When using a chemical-resistant polyurethane, the sealed surface gains additional protection against grease, oil, and other spills which can be beneficial in commercial and industrial spaces.

Similar to sealed concrete, the process involves grouting and the application of chemical hardeners. However, instead of relying on topical sealers, the floor’s sheen is achieved through the mechanical polishing process itself.
Diamond abrasive discs with progressively finer grits are used to refine the surface and create the desired level of shine. This method is more labour-intensive, requiring additional time and power for the industrial machinery.
Polished concrete is an exceptionally low-maintenance flooring option, with rebuffing rarely required. However, it’s best suited to indoor environments, as the surface can become slippery when wet. When properly maintained, true mechanically polished concrete is highly scratch-resistant and can retain its flawless appearance for decades.
